THE ST. CLAIR COUNCIL OF CO-OWNERS
CONTRACTOR & MOVER RULES
All outside contractors and movers must abide by The St. Clair Rules which were formulated for the purpose of preserving the property while respecting the rights of all Residents.
The Manager may authorize specific exceptions to these Contractor & Mover Rules.
Prior to moving of any furniture and/or heavy appliances or equipment into The St. Clair, an
Inspection of the Common Areas to be entered will be made by a member of The St. Clair Staff along with
a representative of the Mover, Delivery Service or Contractor. Upon completion of the job, another joint
Inspection will be made in order to assess if those same Common Areas suffered any damages which could be attributed to that job.
1, Contractors and Movers must tender a Certificate of Insurance, showing reasonable liability,
bodily injury and property damage insurance, and statutory Workmans Compensation Insurance.
2. Elevator A is the only elevator which may be used by workmen and for the delivery or
removal of house goods, furniture, heavy appliances, materials & equipment and the removal of trash, it
must be reserved in advance.
All workmen, materials, tools, supplies & equipment must enter and exit the building by way of
The loading dock door only. Debris is also to be carried out through this door, contractors are strictly
forbidden from using the Trash-chute and Dumpster for any disposals whatsoever.
3. TIMES: CONTRACTORS
Monday thru Friday
8:30 AM until 06:00 PM
NOTE: No loud work may take place before 09:00 AM nor after 05:30 PM
MOVE-INS, MOVE-OUTS AND DELIVERIES ARE NOT PERMITTED TO WORK IN THE BUILDING ON SATURDAYS, SUNDAYS OR HOLIDAYS.
MOVERS AND DELIVERIES
Monday through Saturday
08:30 AM until 06:00 PM
MOVE-INS, MOVE-OUTS AND DELIVERIES ARE NOT PERMITTED ON SUNDAYS OR HOLIDAYS.
4. If any painting or floor-refinishing is to be done, the following precautions must be taken:
a) Turn off all air-conditioning units;
b) Open all doors to the balconies;
c) Tape over door cracks;
d) Dover the smoke-detector;
e) Use an extractor fan.
NOTE: The use of lacquer or oil-paint is prohibited.
5. No welding is allowed unless previously cleared by the Building Manager. Any anticipated renovation that requires water, air-conditioning or electrical interruption of services to surrounding apartments or to the Common Areas, must have prior approval from the Building Manager.
6. Contractors are responsible for removal of any debris or materials created by them. No debris, materials, tools or equipment may be stored in hallways or stairwells.
7. Smoke detectors must be covered to prevent false alarms if work performed might create dust, etc. Smoke detectors are not to be moved or relocated without prior Building Management approval.
8. Corridor carpeting must be properly protected with heavy vinyl or sheets of masonite or plywood whenever heavy or soiled items are moved through the corridors.
9. Contractors, Movers & Deliveries are required to sign in and out at the Front Desk. No entry into an Apartment will be allowed without prior notification to the Front Desk or Management Office.
10. Contractors, Movers & Deliveries will be held responsible for all damages to Common Areas. The St. Clair will look to either them or to the party contracting their services for the cost of repairs.
